Winter Haven Harbour is a horseshoe-shaped complex of three buildings containing 63 one- and two-bedroom residential housing units, each with a wide, common screened walkway facing a well-landscaped, rolling lawn with a large well-maintained swimming pool and deck. The 1960s vintage low-maintenance construction gives the buildings an art deco vibe. Many of the units have a view of the Association’s lakefront property. A large standalone club house, which sports a pool table and ample fitness equipment, closes the open end of the horseshoe layout and provides plenty of room for Association and unit owner functions.
The common areas and mechanical systems have been substantially updated in recent years and financial reserves for future capital projects are well established. The unit owner population is approximately split between ¾ full-time residents and ¼ second-home vacationers. It became a 55+ resident community in the 1980s and continues to enjoy considerable volunteer support from its owners. Such support has enabled the Association to maintain comparatively modest monthly maintenance fees for the unit owners as there are no paid employees. The rotating onsite volunteer condominium management has over 25 years of experience.
